Hong Kong Real Estate Outlook: 2018 & Beyond – Prepare for the Impact of Technology

A panel of experts from four real estate companies will give an overview of the key issues across the main sectors in the Hong Kong market (i.e. the leasing markets of office, industrial, and retail, as well as pricing movements in residential). As we head into the end of 2017, what state is the market in and what do our experts forecast going forward? Additionally, as technology is having an increasing impact in the real estate world, our experts will also comment on how their sector is being affected by these advances. 

 

About the speakers

Helen Mak has over 15 years of extensive experience in leasing of regional and neighbourhood shopping centres, high street shops and advisory of retail projects, as well as 9 years’ experience as a department head.

Prior to joining Knight Frank, Helen held senior positions at Colliers International. She has practical experience in building a team, at the same time enhancing performance, reducing costs and generating profit. Helen is also an experienced and accomplished media commentator in the retail property market. She has solid experience at managing multicultural retailers from different countries such as Korea, Eastern Europe, India, and China etc.

Recent leasing transactions concluded in Harbour City, Midtown, Avenue Walk. Sole Leasing Agent of Square Mile by Henderson and Tai Kwun by Hong Kong Jockey Club.

 

Samuel Lai is responsible for managing the Advisory & Transaction Services – Industrial business in Hong Kong. Samuel brings with him over 14 years experience in various real estate sectors with 13 years specialising in the industrial sector in Hong Kong. He has extensive experience in warehouse leasing, land parcel disposal, strata-sales and project marketing and is well regarded as leader in the local market for his dedication and professionalism.

Prior to joining CBRE, Samuel first started his career in Jones Lang LaSalle Industrial Department, focusing on sales and leasing requirements for portfolio landlords and corporate clients. Throughout his career, Samuel has developed in-depth knowledge of the Hong Kong and Southern China industrial & logistics property market with his key focus on major leasing assignments.

Samuel continues to be a role model for brokers in the sector and his achievements have  gone a long way to helping the team to receive wider industry recognition with the awarding of the RICS Industrial Agency of the Year from 2012-2015 and individual awards like Goodman Leasing Deal of the Year 2014/5.

Samuel has completed his Master Degree in Real Estate in the University of Hong Kong and is a member of the Royal Institute of Chartered Surveyors (RICS) in Commercial pathway.

 

Vincent Cheung, graduated from The Hong Kong Polytechnic University in 1997 with a bachelor’s degree (Hons) in real estate and obtained a master of business administration degree in international management from The Royal Holloway and Bedford New College, University of London in 2003.  He was admitted as a member of the Hong Kong Institute of Surveyors in February 2002, a Fellow Member of The Royal Institution of Chartered Surveyors in August 2015, a member of the Institute of Shopping Centre Management since May 2016 and a member of The Hong Kong Securities and Investment Institute since June 2017.  Vincent is also a registered valuer of the Royal Institution of Chartered Surveyors since May 2013, a registered professional surveyor (general practice) under the Surveyors Registration Board in Hong Kong since July 2003 and a valuer on the “List of Property Valuers for undertaking Valuation for incorporation or reference in Listing Particulars and Circulars and Valuations in connection with Takeovers and Mergers” of the Hong Kong Institute of Surveyors since April 2005.

Vincent has over 20 years of experience in real estate industry and assets valuations section.  Since January 2016, Vincent joined Colliers International (Hong Kong) Limited and now he is the Deputy Managing Director of Valuation and Advisory Services, Asia, responsible for providing valuation and corporate advisory services across Asia.  Vincent is also one of key opinion leaders on real estate market in the various media channels.

 

Paul Fisher is a director in JLL’s Hong Kong tenant representation team. In this role he provides strategic office leasing advice to MNC occupier clients. He has over 12 years’ experience in the commercial real estate industry and has worked on some of Hong Kong’s most notable leasing transactions. He is a chartered surveyor and uses a technical approach to structure complex transactions, driving the best possible results for tenants in lease negotiations.

Prior to joining JLL, Paul was head of corporate tenant representation at DTZ (now Cushman and Wakefield).  He is a Hong Kong office leasing expert, with a broad understanding of international markets having worked in London and Frankfurt in previous roles.

 

Jeremy Sheldon has nearly 30 years' experience working with clients in the real estate sector across Asia-Pacific, Europe and the US, advising on corporate real estate strategy for local, regional and global firms. Specialties include real estate transactions, corporate capital markets and strategic consulting. He is a Fellow of the Royal Institute of Chartered Surveyors (RICS) and chairs the Chamber's Real Estate Committee.
